How to Buy Property in Spain

Buying property in Spain is an exciting journey – but also a legal and practical project that requires the right guidance. Here we go through step by step how the buying process looks, what costs you can expect, and why you can feel secure with Nordic Home Spain by your side.

1. Reservation of the Property

Once you have found your dream home, we will help you draw up a purchase contract.

The property is immediately taken off the market – it is now reserved exclusively for you.

2. Legal Check and Preparations

After reservation, the law firm starts its work:

  • Verification of ownership and any debts

  • Preparation of purchase documents and title deed

  • Preparation of electricity and water subscriptions

  • Communication with the seller or construction company

At the same time, we help you obtain a NIE number (Spanish tax number) and open a bank account – two important parts of the buying process.

3. Final Payment and Move-In

For resale properties, access usually occurs within 4–6 weeks after reservation. For new construction, the move-in depends on when the building is completed and approved.

4. At the Notary

On the day of access, we meet together with your lawyer at the notary. Here:

  • You go through the entire purchase

  • The title deed is orally translated into Swedish

  • Final payment and key handover take place

  • You receive a copy of the title deed, the original is sent to the property register

Costs when Buying Property in Spain

In addition to the property’s price, there are some costs depending on whether it is new construction or resale.

  • 1.5% – mortgage tax

  • Power of Attorney and Notary Meeting (if you are not present)
