Below you’ll find the most common documents requested when selling a property in Spain – especially in the provinces of Alicante (Costa Blanca) and Murcia (Costa Cálida). Requirements and terminology may vary between municipalities; we help you make sure you have the correct paperwork for your specific case.
This is normally required for a sale and shows the property’s energy performance. The certificate is usually valid for up to 10 years. If there is no CEE, we arrange this through an authorised technician before the property is published.
Certificate that the property is habitable. In the Valencia region (including the Costa Blanca) an up-to-date licence is often required, sometimes as “segunda ocupación” for older properties. We check what applies in your municipality and for your type of property.
The escritura is the title deed (ownership document). A recent Nota Simple shows ownership, any mortgages and other encumbrances. We order an up-to-date Nota Simple before the sale.
NIE number and valid ID for all sellers are required for the sale and at the notary. If you have renewed your passport, we arrange updated copies in line with the notary’s requirements.
Provide a receipt for paid municipal property tax (IBI) for the latest year and a certificate from the community/owners’ association confirming that all fees are paid. This speeds up the buyer’s checks at the notary.
Recent invoices or customer numbers make it easier to transfer utility contracts after completion. If internet/TV is to remain, it is useful to have those details ready as well.
If there is a mortgage on the property, the bank needs to prepare the cancellation and, where required, remove the charge from the land registry. We coordinate with the bank and notary so that everything is done in the correct order.
For larger renovations, extensions or change of use, building permits, technical certificates and completion certificates may be requested. If you have made changes (for example terrace glazing, extra rooms, pool), we make sure the documentation is complete.
