Yes, as a EU citizen you are free to buy a property in Spain. You do not need Spanish citizenship or a residence permit. The only thing you must have is an NIE number (Número de Identificación de Extranjero), which functions as a Spanish tax identification number. For resale properties, a purchase normally takes 4–6 weeks from the time you pay the reservation fee. For new-builds, the time frame varies depending on the construction stage – it can take from a few months up to a year if the property is not yet completed. Yes, you can buy a property entirely remotely – many of our clients do. We offer digital viewings and can arrange a legal power of attorney via a notary, so the entire buying process can be completed without you travelling to Spain. In addition to the purchase price, you should expect approximately 11–13% in taxes and fees, depending on whether it is a new-build or a resale property. These include VAT (IVA) or transfer tax (ITP), notary fees, land registry costs, legal fees, and any charges for connecting utilities such as electricity and water. Yes, it is possible to take out a mortgage in Spain as a Swedish citizen. Spanish banks usually grant loans of up to 70% of the property’s value for non-residents. You will need to provide proof of income, creditworthiness and documentation – we guide you through the process and can recommend reliable banks and mortgage brokers.

The buying process starts with a reservation, where an amount (usually 5,000–10,000 €) is paid to take the property off the market. After that, a legal due diligence is carried out, a purchase contract is signed, and the title deed and completion take place at the notary.
